The MLS just dropped its November listings data and I'm seeing a continuation of the same real estate trends we've seen for most of the year in Manhattan Beach CA residential real estate - drastically low inventory and another drop in new listings. New listings down again! Lots of buyers and nothing to buy. My buyer clients are frustrated.
4-6 months of inventory is considered a "neutral" market where neither sellers nor buyers hold an advantage. With Manhattan Beach's inventory continuing its plunge to almost the one month mark, I would call Manhattan Beach a "super sellers' market."
This graph looks like a downward movement in prices, but when the data is smoothed out to a 12-month rolling average, the continuing upward pricing is apparent, which is to be expected when you have so many more buyers than sellers in a market.
