Inventory continues to be tight with sellers not wanting to give up their low rate mortgages. Slowly more listings are coming on the market, but with so much demand, they are getting snapped up pretty fast. So what is a ready to go buyer to do?
First, make sure we know you’re ready to go. Many of our clients begin shopping long before they are ready to start making offers, so we never assume people are ready to go just because they’ve landed in our database.

So where are some of the places we dig for properties beyond the MLS? Here are a couple of our personal favorites.
1. Properties Not Yet For Sale
When we know exactly what a client is looking for, we can start digging into properties not yet for sale. These might be pre-foreclosure properties. These might be pre-divorce properties. These might be “thinking about selling” properties. We identify these properties through ninja database tricks, professional relationships and other web resources. Have I mentioned one of my jobs early in my career was as a federal investigator? I love a good search challenge.
2. Badly Marketed Properties
A surprising number of people list with their cousin from Orange County and then don’t understand why their property is languishing on the market, even with big buyer demand. Even worse when they let that cousin use his or her cell phone to take the listing photos. This strategy involves more ninja search tricks. These properties are in the MLS database, but may require a few ninja tricks to find or our expert eyes to show you why the property is really a gem.
3. Seller Ads
We run paid advertising asking for specific properties. Some sellers don’t want to hassle with listing, but will respond to a social media ad or USPS postcard offering to match a specific existing buyer with their property. We are happy to run these campaigns for our clients.*
